/in Article, Blogs, Selling a Park Home /by Stuart BellSelling an inherited park home?
When dealing with the estate of a loved one, the responsibility of managing their assets often includes handling property, such as a park home. If you’ve been appointed as an executor of a will, navigating the legal and practical steps required to sell an inherited park home can seem complex.
This guide provides essential information to help you through the process before selling it on the open market.
Understanding Park Homes and Probate
A park home, also known as a mobile home, is a residential property located on a private park and subject to a site agreement with the park owner. Although park homes are not classified as freehold property (like traditional brick-and-mortar houses), they are valuable assets that must be included in the probate process.
Probate is the legal procedure required to manage and distribute a deceased person’s estate. If you are named as the executor, you will need to apply for a Grant of Probate to gain the legal authority to deal with the park home and other assets.
Key Steps for Selling a Park Home as Part of Probate
- Obtain the Grant of Probate
Before you can sell the park home, you must apply for a Grant of Probate (or Letters of Administration if there is no will). This legal document allows you to manage the deceased’s assets, including transferring or selling the park home.
- Notify the Park Owner
It’s essential to inform the park owner of the owner’s passing and your intention to sell the park home. The park owner may have specific requirements or procedures you need to follow.
- Determine the Market Value
Getting a professional valuation from a specialist park home estate agent like Quickmove Properties is important to determine the asking price of the home and ensure the estate is accurately assessed for inheritance tax purposes.
- Prepare the Park Home for Sale
Consider making necessary repairs and cleaning the park home to enhance its appeal. Ensure you have the appropriate paperwork, including the site agreement and proof of ownership.
- Market the Park Home
Selling a park home requires specialised knowledge of the market. This is where Quickmove Properties can assist. We only sell park homes and have a national database of potential buyers seeking this type of property.
Note: Even if a park home is vacant, the monthly site fees must still be paid to the park owner. If a quick park home sale is needed, Quickmove can advise you on the best pricing strategy.

Common Questions About Selling a Park Home as part of Probate
Do I need probate to sell a park home?
Yes, a Grant of Probate is required to sell the park home unless it is jointly owned, in which case it may pass directly to the surviving owner.
Do site fees need to be paid on a vacant park home?
Yes. Even if a park home is vacant, the monthly site fees must still be paid to the park owner. If a quick park home sale is needed, Quickmove can advise you on the best pricing strategy.
What documents do I need to sell a park home?
You will need the Grant of Probate, site agreement, proof of ownership, and any maintenance or service records.
There are a small number of forms to complete when selling a park home such as a Buyer’s Information form and Notice of proposed sale form. The process is more streamlined than selling a brick and mortar property. For example, park homes do not need an energy performance certificate (EPC).
Do I need the site owner’s permission to sell a park home?
No, you don’t need the site owner’s permission to sell a park home or tell them you are planning to sell. However, we recommed you inform them to ensure a smoother sale.
How much is my park home worth?
A valuation will depend on the location and condition of the park home. At Quickmove we provide our valuations by comparing it to the prices of park homes sold in similar locations within a period of time. We aim to be fair and accurate with our valuations.
How easy is it to sell a park home as part of probate?
Selling a park home as part of probate doesn’t have to be overwhelming. By following the necessary legal steps and partnering with a specialist estate agent like Quickmove Properties, you can ensure a smooth and efficient sale.
If you need assistance with selling a park home for probate, contact Quickmove Properties today for expert advice and support.
Who pays the commission on the sale of a park home?
When a park home owner sells their home, the law requires them to pay a commission on the sale to the site owner. The maximum rate of commission is currently set at 10% of the sale price.
For example, if an owner sells their park home for £200,000, they will receive only £180,000 from the buyer, who must pay the £20,000 balance to the site owner.
Do you need a solicitor to sell a park home?
No, there is no legal requirement to use a solicitor when selling a park home.
Who can I sell a park home to?
You can sell a park home to anyone who meets a park’s requirement. These conditions will be laid out in the park’s site rules.
Can Quickmove Properties help with probate-related questions?
While we are not legal professionals, we can guide you through the property sale process and recommend trusted probate legal specialists if needed.

Where silver singles have the best chance of finding love
/in Article, Blogs, Buying a Park Home, News /by Laura RossiQuickmove donates Christmas gift boxes to dementia charity Alzheimer’s Support
/0 Comments/in News, News & events /by Laura RossiA team from Quickmove has made a festive visit to the Alzheimer’s Support Centre in Devizes, to deliver 35 gift boxes for members to enjoy at Christmas.
The 35 boxes were created by Quickmove staff for members of the Alzheimer’s Support centre who suffer from dementia. They contained activity books, fidget blankets, art supplies, sweet treats, bubble baths and much more.
The fundraising team from Quickmove also led the group in a Christmas sing-along, which featured some classics including Felz Navidad, Fairytale of New York and We Wish You a Merry Christmas.
Wiltshire’s Alzheimer’s Support provides much-needed care for dementia sufferers and their families. Their services include home care, day centres, advisers, and activity groups.
Their daycare centres specifically help to provide a supportive and stimulating environment for people living with dementia, giving a break for family carers.
The award-winning format of a relaxed, informal atmosphere, small group sizes and high staff and volunteer ratios allow members a choice in how they spend their time.
Earlier this year, Quickmove Properties participated in two other fundraising activities for the charity. In May, three team members took to the skies, skydiving 15,000ft to raise over £3,000 in donations. In June, the whole Quickmove team took part in a 13-mile trek from Cricklade to Lechlade raising a further £1,000.
Quickmove matched the donations raised by individuals throughout the year and donated a total of £9,286 to Alzheimer’s Support.
This is the second year Quickmove Properties has committed to donating Christmas gift boxes to Alzheimer’s Support, with 50 boxes donated in December 2022.
Devizes Day Club Manager, Becci Field commented:
“A massive thank you to you all at Quickmove. Our members absolutely loved the entertainment and the gift boxes you have so generously donated. The carers all said how amazing and kind you guys are and they really appreciated your visit.”
Quickmove Properties Sales Director, Mark O’Dwyer also commented:
“The Quickmove team of elves were delighted to collect and deliver the gifts in person and entertain the members with a festive singalong! Alzheimer’s Support provide a fantastic service for their members and families. We see the difference it makes to have a sociable place to meet and enjoy activities such as music and crafts.”

/0 Comments/in News, News & events /by Laura RossiThis weekend just gone, (Saturday 3rd June), a team from park home selling specialists, Quickmove Properties, took on the Walk to Remember, a gruelling 13 mile trek from Gloucestershire to Wiltshire in aid of the charity Alzheimer’s Support.
Just last month (7th May), three members of the Quickmove Properties team took to the skies over the Wiltshire countryside to complete a death defying skydive that saw them raise a total of £3,823 in aid of Alzheimer’s Support.
Last weekend’s task, the Quickmove Walk to Remember, was more a test of endurance than nerve.
The team took on the 13 mile trek along the Thames Path that saw them start in Lechlade in Gloucestershire, with the finish line in the Wiltshire town of Cricklade.
To date, the team of 19 fundraisers have raised £961 and would welcome any donations via Quickmove Walk to Remember Half Marathon Trek | Alzheimer’s Support (alzheimerswiltshire.org.uk)
Community Fundraising Manager at Alzheimer’s Support, Rachel Fear, commented:
“Alzheimer’s Support is a charity that is very close to our heart as a company and we’re incredibly proud of the Quickmove team for the effort and dedication they have shown in tackling the fundraising tasks presented to them.
Our skydive was an incredible success, raising almost £4,000. However, this time around, the team did request something that would keep their feet firmly on solid ground. A request they may well be regretting this week after walking 13 miles.”
